Food Truck & Trailer Commissary & Catering Company w/Property!

Oxnard, CA

Gross Revenue
Potential Cash Flow

This food truck and trailer commissary and catering company is a well-established incumbent operator that’s boasted as near 100% rental space occupancy rate for most of its decade long history. The commissary portion of the property, parking lot and vehicle servicing area caters to 60 recurring clients on annual leases (as there is a regular waitlist to fill vacancies, the contracts are not emphasized so client are welcome to leave if the please). Parking space rentals are $1.2k per month, resulting in $72k in stable monthly revenues. The venue also provides clients refrigerated and frozen cold storage space, a vehicle cleaning, waste disposal and servicing facility, as well as a full-preparation kitchen if needed.

This is a largely cash operation. The indicated financials are pro-formas and extimates based on historical data. The business will not be sold without the property, but an owner may choose not to maintain the business. The Seller does want the parking space tenants to have 12 months notice if the buyer chooses to not maintain the commissary income.

The nearly 17k square foot facility is comprised of 2 similar sized buildings on 1.76 acres (76.5k sq ft) in between two main throughways with stellar freeway access. The premise has a large walk-in cooler and freezer, as well as a secondary one in the kitchen. It also boasts grocery store style shelfing to house dry inventory, as well as a full kitchen with a large griddle, 2 bucket deep fryer, grill, range top stove, stacked ovens, salad and additional preparation tables, a three-bucket sink and dishwasher. The premise has 4 loading docks with 60 secured rear parking spaces, 24 spaces in the front, and can house another 20+ vehicles inside the 2nd building. In addition, there are 4 loading docks and a comprehensive vehicle servicing facility that can simultaneously cater to multiple clients.

Competition exists in the two neighboring communities. Each is also at capacity, and they are reported to charge similar monthly space rental fees. Due to the required health permits and facility licensing and building and safety approvals, catering and food trucks and trailers are required to be housed in an approved commissary. As a result, there is strong customer demand and significant barriers to entry exist.

Growth & Expansion

New operators may wish to increase tenant rental fees, but they will likely realize larger returns by providing more comprehensive support services to the tenants. This includes purchasing the common food products in bulk and housing them onsite to resell to the catering trucks (most of which serve Mexican food, so there tends to be significant overlap in ingredients). They can also capitalize on the facility’s kitchen space to allow clients to do food preparation and prepare bulk meals in advance for large scale events such a weddings and quinceaneras. Of course, while the parking lots are full the premises have significant vacant office and meeting space that may also be leased out.
